Many people have asked me what makes an effective real estate investing partnership when people want to form a team and start an investment business together.
I always tell my students not to form partnerships. Unless you are a husband/wife team or have a proven track record for having done successful business ventures before, it is too risky. Let’s face it, money changes people, I see it all the time.
Often times people form real estate investment partnerships strictly for monetary purposes and the people forming the partnership barley even know each other. Big mistake. What may seem to start off great, often ends up very sour.
When deciding to form a partnership, you have to know the morals, ethics and character of the person you are going into business with. The bottom line is that if the person has a history of cheating, lying and stealing, it is inevitable that behavior will continue within the partnership. You cannot be foolish enough to think you will be exempt from this person’s deceptive ways. We see it all the time. The world of real estate investing is small and people talk.
Right now I personally know some real estate investing partners where one person is cutting side deals from the other. Checks are being made out to the partner’s personal name rather than their joint business account. Am I surprised by that? Absolutely not, it is what we see happen all of the time. Again this is something I strongly advise my students against. There are other ways to do business together without forming legal entities and companies together that are better for protecting you and your real estate investing interests such as doing joint ventures.
So if you are thinking of going into partnership with someone for your real estate investing business, think twice and ask yourself what you really know about this person. And if you know they have a shady past, don’t be foolish enough to ignore it, as it will most likely turn out to be a costly mistake!
